The former Jim Wilson Co. distribution warehouse at 2007 Southern Expressway in Cape Girardeau, one of the larger industrial facilities in the region, has been listed with Lorimont Place Ltd., according to Tom Kelsey, broker with the Cape Girardeau-based commercial brokerage firm.
The 94,000-square-foot warehouse/office building on 5.49 acres in the Six Thirty Industrial Park is being marketed for sale or lease. Built in 1999, the property housed the regional parts and tire distributor that recently ceased operations.
The property features 8,990 square feet of offices, parts showroom and has a separate truck shop facility. Its close proximity to Interstate 55, Cape Regional Airport, two major railroads and Southeast Missouri Port Authority puts it in a viable location for a variety of users, said Kelsey.
Kelsey said the building was constructed to be expandable and adjacent land in the industrial park is also available. The property, with all city services and zoning for manufacturing or distribution, will be marketed regionally and nationally targeting manufacturers, warehouse operators, distribution companies and others.
The Lorimont firm will also be working with state, regional and local industrial recruitment agencies including Mitch Robinson, who heads the Cape Girardeau Area Industrial Recruitment Association in its search for a purchaser or tenant. With the sale or lease of such a large facility the prospects for new jobs will be very likely, according to Kelsey.
Kelsey has been successful in marketing and selling several other larger area commercial properties recently. These include the former Florsheim Shoe factory, R& M Coco Fabrics 21 building, Harris Truck & Trailer property and the Lorimont office park development.
